What we learned from a flooded basement
A basement we built flooded in its second year. We didn't blame the weather — we found our own mistake first.
Introduction
The call came eighteen months after handover. Standing water, four inches, after a week of heavy rain.
The Investigation
Our grading plan had assumed a drainage rate the actual clay soil couldn’t support. It was our error, not the client’s, and not the weather’s.
The Fix
We now soil-test every site ourselves before finalizing grading, regardless of what the civil survey says.
